Check-In: 4pm. Please contact us if you plan to arrive after 5pm. Please contact us to see if early check-in is available for your particular reservation.
Check-Out: 11am. Due to the need to clean cabins for future guests the resort has a strict check out time of 11:00am on the date of departure shown above. If, without prior approval, guest fails to checkout at 11:00am, the reservation will be charged an extra $100 starting at 11:01am and another $100 every hour that follows until they are fully out of the cabin.
Dog Policy: Dogs are welcome in most cabins ( Poplar and Haberman are dog-free) for $15/dog/night. Limit two dogs per cabin. We kindly require dogs to be kept on-leash, everywhere on our ground, at all times. Please do not leave your dog(s) unattended for any length of time.
Extra Guest Policy: Baseline fee for cabins/RV sites covers two adult guests and unlimited children under age five. Each additional overnight guest (age 5+) is $15/night in the off-season and $20/night during peak season and holidays. It is your responsibility to confirm the number of overnight guests in your party at check in. If we find you have extra guest(s) not on your reservation, you will be charged double for each extra guest. Failure to do so may result in your being asking to leave, forfeiting all monies paid on account.
Visitors Policy: Outside visitors are welcome from 10am - 10pm. Visitors that stay later than 10pm will be considered as an extra overnight guest. Above rates apply. Please note, you are responsible for the conduct or our visitors.
Deposit Policy: Peak-season reservations for 1-3 nights require one-night deposit upon booking. Reservations for 4-6 nights require two-nights deposit upon booking. Stays of seven or more nights require three-nights deposit upon booking. Off-season reservations require one-night deposit upon booking.
Cleaning fee: Please note starting February 1st of 2022 there will be a per stay cleaning fee . All the cabin's except Log and the Haberman home will have a $65 cleaning fee. The Rustic Log cleaning fee will be $100, and the Haberman cleaning fee will be $125.
Please Note: If making reservations prior to the year you will be staying the rates and policies are subject to change. Additional charges for damages, replacement of items, or cleaning beyond normal expectations may apply. Extra cleaning beyond normal expectations will be billed at $20 per hour. For stays of less than 1 month add 7.8% tax (6% county & 1.8% state)
Cancellation Policy: All reservations, once booked, shall incur a non-refundable service charge if cancelled: $25 for cabins and $15 for RV's. Not including the aforementioned service charge, Cold Springs Resort issues full refunds of deposits for cancellations made 30 days prior to arrival (45 days for holiday periods, 60 days on multiple cabin and RV site rentals). Cancellations prior to 15 days of arrival (30 days for holiday periods, 45 days on multiple cabin and RV site rentals) will be assessed a charge of 50% of the total reservation less the deposit unless the resort is able to rebook the cabin/site in which case guests would only be assessed the aforementioned service charge. Cancellations within 15 days of arrival (30 days for holiday periods, 45 days on multiple cabin and RV site rentals) will be charged the full amount of the reservation less the deposit unless the resort is able to rebook the cabin/site in which case guests would only be assessed the aforementioned service charge. Early departures will not be refunded unless the booking is re-rented. Cold Springs reserves the right to retain all monies on the account until cabin/site is re-rented. If the reservation is changed for any reason with 14 days of your arrival, the reservation shall be charged a $50.00 change fee.
